Land Registry
In the event that you have a mortgage it can sometimes take some time for the Lender to forward
the Deeds to us. In order to expedite the preparation of a contract for sale we will obtain from
the Land Registry a copy of the up to date entries which they hold to allow the contract to be
prepared and dispatched prior to receipt of the Deeds.
Other Costs
If you have a mortgage on your property we may be obliged to send the monies to redeem this
by way of telegraphic transfer on the day of completion so as to minimise your liability to
mortgage interest. A bank charge of £35 plus VAT is levied for this facility.
If there are substantial funds to come to you on sale and you wish these to be telegraphically
transferred to your own bank then a similar charge will be levied.
If you have no mortgage and are happy to receive a balance following completion by way of
cheque then this item would not be chargeable.
A charge of £24.95 plus VAT is also included to cover minor costs and disbursements.
Solicitor's Costs
The costs shown are an ESTIMATE although only in unusual circumstances would we expect them
to be higher. We will advise you if such circumstances should arise and do our best to let
you know what the cost may be. Should the transaction not complete for any reason we reserve
our right to charge for the abortive work undertaken. If you are also instructing us in relation

Leasehold Only
If you are selling a leasehold property it may well be that the Landlord will insist on charging
a fee for the granting of a Licence to Assign or for providing information which you will need to
produce to the buyers. We will advise you of the amount to be charged once it is known to ourselves.
