Local Authority Search
Whilst you obviously live and will continue to live in the property being re-mortgaged your
new Lender is unfamiliar with the property and will insist that a Local Authority search be
undertaken to ensure there is nothing which may cause them to question their decision to lend to you.
Other Searches
We will obtain a copy of the up to date information held by the Land Registry on your property
to ensure that there are no matters, of which you may be unaware, which would potentially
jeopardise the re-mortgage. Your Lender will insist that we undertake a Land Charges search just
prior to completion.
Other Costs
In order to redeem your mortgage with your old Lender and minimise any liability you may have to
interest we will send redemption monies to your Lender by telegraphic transfer on the day of completion.
A bank charge of £35 plus VAT is levied for this facility. A charge of £24.95 plus VAT is also
included to cover minor costs and disbursements.
Solicitor's Costs
The costs shown are an ESTIMATE although only in unusual circumstances would we expect them to
be higher. We will advise you if such circumstances should arise and do our best to let you know what
the cost may be. Should the transaction not complete for any reason we reserve our right to charge
for the abortive work undertaken. Prior to completion we will provide you with a completion statement
showing all financial dealings including our own costs. Should you need to place us in funds to complete
then we reserve our right not to complete if any item including our own costs remains unpaid at that time.
